The Industrial Area groups the industrial zones in the north of the Ciudad del Este conurbation, mainly along the axis toward Hernandarias, where private industrial parks, logistics warehouses, and factories are concentrated. Hernandarias has a delimited industrial zone of about 3,000 hectares, with its own electrical substation receiving power directly from Itaipú—a decisive factor for energy-intensive industries—and employing more than 5,000 people, mostly young workers from Hernandarias and Alto Paraná. The region is experiencing high demand: industrial parks have reached capacity and several companies are on waiting lists for new warehouses. Investors are also setting up in Ciudad del Este and Minga Guazú looking for finished infrastructure ready for immediate operations. The real estate offer includes industrial warehouses, large lots with services, logistics parks, and storage depots.
