Asunción is the capital and city-department of Paraguay, located on the left bank of the Paraguay River, opposite Argentina's Formosa province. With 462,241 inhabitants (2022 Census) within its political-administrative area, and over 2.5 million in Greater Asunción, it is the country's main political, financial, diplomatic, academic, and cultural center. Historically known as the "Mother of Cities" for being the oldest site of continuous habitation in the Río de la Plata basin, Asunción was founded on August 15, 1537. The international airport serving the capital is Silvio Pettirossi, technically located in Luque (10 km to the east) but adjacent to the city. The premium corporate and residential axis is concentrated in the northeastern quadrant: Villa Morra, Carmelitas, Mariscal López, Mburucuyá, and Manorá, where prices per square meter exceed US$ 700. The historic center — with the Panteón Nacional de los Héroes, the Metropolitan Cathedral, and the Manzana de la Rivera — is undergoing a revitalization process. The real estate offer ranges from lofts in the founding district to penthouses in premium towers in the north, with entry values between US$ 1,000 and over US$ 2,500 per m². For the international investor and resident, Asunción combines an expanding market, low fiscal pressure, corporate infrastructure, and an urban quality of life that few expect.
