About San Lorenzo
San Lorenzo is the fifth most populated city in Paraguay, with 225,395 inhabitants according to the 2022 Census, located in the Central Department just 12 km east of Asunción along Route 2. It is known as the "University City" because it is home to the central campus of the Universidad Nacional de Asunción (UNA), the largest and oldest higher education institution in the country, with over 40 faculties distributed across the Villa Universitaria neighborhood. This university presence shapes the city's character: youthful, active, with a dining, commercial, and entertainment scene largely oriented toward the student segment. San Lorenzo has its own commercial infrastructure — shopping centers and markets — and also concentrates industrial activity on its outskirts. The real estate offer is predominantly mid-range residential: family homes, 3-to-6-story apartment buildings, and development lots, priced below the Greater Asunción average. For the international investor, San Lorenzo is an interesting market due to the stable rental demand generated by the university community and its proximity to the capital, with an accessible entry ticket.
