About Presidente Franco
Presidente Franco is a city in the Alto Paraná Department, located immediately south of Ciudad del Este, on the banks of the Paraná River and the shores of the Itaipú reservoir. Founded as a port city, it is today one of the main satellite municipalities of the Ciudad del Este metropolitan area, which it integrates along with Hernandarias and Minga Guazú. Its profile is predominantly residential and touristic: the shores of the Itaipú artificial lake — one of the largest reservoirs in the world — offer beaches, bathing areas, and outdoor recreation spaces that make it a regional tourism destination on weekends. Just 20 minutes from the CDE microcentro, it also houses the Saltos del Monday, a waterfall over 40 meters high framed by Atlantic Forest, considered one of the most spectacular natural attractions in Paraguay. The real estate offer combines family homes, residential lots with lake views, and tourist developments with vacation rental potential. For the investor and expat, Presidente Franco is a calmer, more nature-connected alternative within the CDE metropolitan area, with more accessible prices than the departmental capital.
