01 Vila Asunción

01 Vila Asunción is a residential development by Vitrium Capital located in Barrio San Jorge, in the area known as Ykua Sati, at the corner of Juez Enrique Pinho and Francisco Lionel Bareiro streets in Asunción. The building rises 10 levels — ground floor plus 9 stories — with 86 apartments spread across the 2nd through 8th floors. It sits near Madame Lynch and Santa Teresa avenues and belongs to the "01 Cero Uno" product line that Vitrium Capital first launched in Tigre, Buenos Aires, in 2010; the developer has completed 13 projects over more than 18 years across Argentina, Uruguay, Paraguay and the United States.

Five apartment layouts are offered. Studios measure 31.23 m² total (26 units); one-bedrooms measure 47.69 m² (41 units, with size varying slightly by floor); two-bedrooms come in two variants of 82.80 m² and 79.53 m² (16 units combined); and three-bedrooms reach 115.74 m² in the reference model, with only 3 units of this type in the entire building. Every unit includes its own balcony.

The 9th floor houses the building's shared amenities: a rooftop terrace with pool and sun deck, a coworking area, a multipurpose lounge with built-in grills, and expansion areas with gardens and a shared organic vegetable garden. The building also offers 52 parking spaces — numbered 01 through 52 across the ground floor and 1st floor — plus bicycle parking.

01 Vila Asunción holds EDGE environmental certification, the sustainable-building standard developed by the International Finance Corporation (World Bank) for low-impact buildings with efficient energy and water use. Finishes include premium porcelain flooring, home automation in every unit, an electronic entry lock, aluminum openings with double-glazed windows, air conditioning in bedrooms and living areas, and kitchens equipped with an electric cooktop and range hood.

The project is currently in development as part of Vitrium Capital's product line; available material does not specify a delivery date or pricing, which are handled directly by the developer's sales team.
