BLU is the new development by Consorcio JGL Casatua in the Las Lomas neighborhood of Asunción, on Emiliano Gómez Ríos near Narciso R. Colmán. The project totals 21 units with 2 and 3 bedrooms across 7 residential floors (3 units per floor), above a ground-floor lobby and two basement levels of parking and storage — a low-density building within the corporate corridor near Shopping del Sol, the World Trade Center and Paseo la Galería.

There are two unit types. The A and B units have 2 bedrooms and 103.80 m² total (88.30 m² covered + 15.50 m² balcony), with a main bedroom featuring a walk-in closet and en-suite bathroom, a second bedroom with its own bathroom, living-dining room and a grill balcony. The C unit type, with 3 bedrooms, totals 138.40 m² (103.70 m² covered + 34.70 m² balcony), with a walk-in closet and the same per-bedroom bathroom layout plus a guest powder room. Every unit includes a grill balcony and guest bathroom, and each floor has a semi-private landing.

The building's top floor concentrates the amenities: an indoor grill area with an outdoor extension, a kitchen, a gym, a spa with sauna, a pool with sun deck, and a semi-covered outdoor living area — a rooftop designed for social use. On the ground floor, the building adds a Business Center and courtesy parking spaces for visitors, under a reception concept the developer calls 'Hospitality Arrival'.

Post-delivery management is handled by Casatua Hospitality, the same consortium's unit that manages traditional and short-term executive rentals, tracking occupancy, rates and financial performance — aimed at buyers looking for a managed asset rather than only a unit for personal use. Construction is set to begin in November 2026, with delivery in November 2029; the project is currently in the pre-sale stage.
