BLU

BLU is the new development by Consorcio Jiménez Gaona y Lima Casatua in the Las Lomas neighborhood of Asunción, on Emiliano Gómez Ríos near Narciso R. Colmán. It is just 21 residences with two and three bedrooms: in a market that tends to multiply units and shrink floor areas, the project takes the opposite path. It sits steps from Shopping del Sol and the city main corporate corridor, among the World Trade Center, Paseo La Galería and Casa Grande.

There are three unit types. A and B, with two bedrooms, are mirrored layouts of 117.55 m² total owned area: 103.80 m² of apartment (88.30 m² interior plus 15.50 m² of balcony), 13.75 m² of parking and 24.34 m² of common area. Both have a primary bedroom with walk-in closet and en-suite bathroom, a second bedroom with its own bathroom, a guest toilet, a kitchen with separate laundry and a 7.25 × 3.50 m living-dining room opening onto a 7.25 × 2.10 m full-width balcony.

Type C, on the top floor, totals 152.15 m² of owned area: 138.40 m² of apartment (103.70 m² interior plus 34.70 m² of balcony), 13.75 m² of parking and 32.476 m² of common area. It has three bedrooms — the primary one with a walk-in closet —, a 5.74 × 4.70 m living-dining room and a 3.10 × 2.30 m balcony across the entire front.

The building concentrates its amenities as an extension of the home: a grill area with an outdoor extension, a kitchen, a gym, a spa with sauna, a pool with sun deck and a semi-covered outdoor living area. On the ground floor it adds a Business Center and courtesy visitor parking, under the reception concept the developer calls \'Hospitality Arrival\'.

Post-delivery management is handled by Casatua Hospitality, the same consortium unit that runs traditional and short-term executive rentals with occupancy, rate and financial tracking — aimed at buyers looking for a managed asset rather than only a unit for personal use. Delivery is set for November 2029; the project is currently in pre-sale.
