About Centro CDE
The Center of Ciudad del Este, also known as the microcentro, is the commercial heart of Paraguay's second city and one of the most important cross-border trade hubs in South America. It extends over approximately 50 blocks from the Friendship International Bridge, which connects with Foz do Iguaçu (Brazil), crossed daily by an average of 40,000 vehicles and over 80,000 people. The microcentro concentrates shopping galleries, importers, currency exchanges, electronics, perfumery, and clothing, with an estimated annual business volume of over US$ 3 billion that places Ciudad del Este among the top shopping destinations in Latin America alongside Miami and Panama. Activity is intense from 5 a.m. to 4 p.m., a rhythm set by the Brazilian and Argentine shoppers who come and go in a single day. The real estate offer is dominated by commercial premises in galleries, mixed-use buildings, and warehouses. For the international investor, downtown CDE is the gateway to Triple Frontier commerce, with attractive commercial returns and high turnover.
