About Encarnación
Encarnación is the third most important city in Paraguay, with 106,842 inhabitants (2022 Census), capital of the Itapúa Department and the country's southern gateway to Argentina. It sits on the Paraná River, connected to the Argentine city of Posadas via the San Roque González de Santa Cruz International Bridge. Known as "La Perla del Sur" (the Pearl of the South), Encarnación is internationally celebrated for hosting the Carnaval Encarnaceno, Paraguay's largest carnival and one of the most vibrant in South America: held over four Saturdays in January-February at the municipal sambodrome, it generates around US$ 16 million per edition and draws tourists from Argentina, Brazil, and beyond. The Paraná riverfront was radically transformed after the construction of the Yacyretá dam (binational with Argentina): the city gained white sand beaches, riverside promenades, and a new waterfront that is today one of the most attractive urban landscapes in interior Paraguay. The real estate profile blends middle-class homes, riverfront residential developments, and a growing supply of apartments. For the investor and expat, Encarnación combines guaranteed peak-season tourism, international connectivity, coastal quality of life, and highly competitive price per square meter.
