About Km 4
Km 4 is one of the most active commercial and residential sectors of Ciudad del Este, located along the Itaipú Highway (Avenida Monseñor Rodríguez), the axis that connects the microcentro with Hernandarias and the Itaipú dam. Its name, like that of the rest of the "Km" sectors of the city, refers to the distance in kilometers from the Friendship International Bridge. Being outside the congestion of the microcentro yet only minutes away by car, Km 4 has consolidated as a zone for automotive services, gas stations, car dealerships, supermarkets, dining venues, and residential developments. It is also a logical entry point for those traveling from the Guaraní airport or from downtown toward Itaipú. The real estate offer is mixed: family homes in inner neighborhoods, commercial lots along the avenue, and mixed-use buildings under construction. For the international investor, Km 4 represents an area with high vehicular flow, sustained residential demand, and prices still more accessible than the microcentro, ideal for mid-range commercial and residential ventures.
