About Itapúa
Itapúa is Paraguay's southern department, covering 16,525 km² with a border along the Paraná River with Argentina. With 449,642 inhabitants (2022 Census), it is the country's third most populated department. Its capital, Encarnación — known as the "Pearl of the South" — sits across from Argentina's Posadas and is famous for its Encarnación Carnival, one of South America's most celebrated, and for its renovated waterfront along the artificial lake created by the Yacyretá Binacional dam (Paraguay-Argentina). Itapúa is the only Paraguayan department home to Jesuit ruins designated as UNESCO World Heritage Sites (1993): the Mission of Santísima Trinidad del Paraná, one of the best-preserved Guaraní reductions on the continent, and the Mission of Jesús de Tavarangüé, both within 30 km of Encarnación. The territory bears a strong mark of European and Asian immigration — German, Ukrainian, Japanese, and Austrian settlers — who created a diversified agro-productive fabric: soy, wheat, canola, cattle ranching, and dairy farming. Itapúa's real estate profile combines large-scale agricultural properties, residential lots in Encarnación with river views, and tourism-oriented projects near the historic attractions. For the investor and expat, it is a region that blends quality of life, unique cultural heritage, and a still highly accessible real estate market with enormous tourism potential.
