About Encarnación Downtown
Downtown Encarnación is the civic, commercial, and tourist heart of Paraguay's third city and capital of the Itapúa Department, located on the Paraná River across from Posadas (Argentina). It connects with the Argentine city via the San Roque González de Santa Cruz International Bridge. Downtown articulates the traditional commercial area with the new commercial circuit and, above all, with the Costanera de Encarnación, a coastal boardwalk over 8 km long with white sand beaches, gastronomic infrastructure, and public events, which has turned the city into Paraguay's main summer tourist destination. Another key landmark is the Sambódromo, the venue of the renowned Encarnaceno Carnival held on four to five Saturdays in January and February and considered among the largest in the world. About 30 km away along Ruta PY06 are the Jesús and Trinidad Jesuit Ruins, a UNESCO World Heritage Site. Downtown's real estate offer combines modern buildings along the Costanera, traditional residences in the historic center, commercial premises, and mixed-use units. For the international investor, Downtown Encarnación offers one of Paraguay's most solid tourist markets with vacation rental income potential and steady appreciation.
