About Paraguarí

Paraguarí Department covers 8,705 km² in the south-center of the Eastern Region, bordered by Cordillera, Caaguazú, Guairá, Misiones, Ñeembucú, and Central departments. With 200,472 inhabitants (2022 Census), its population is predominantly rural: 63% live outside urban centers. Its capital is the city of Paraguarí, 62 km south of Asunción along Route 1. The territory is dominated by the hill system known as the Cordillera de Paraguarí and the Acahay hills, providing a natural landscape of streams, waterfalls, and trails accessible for rural tourism. Piribebuy is another historically significant city, the setting of the Battle of Acosta Ñu (1869), one of the most remembered episodes in Paraguayan history, with a dedicated museum. The economy relies on livestock, agriculture (cassava, corn, cotton, sugarcane), artisanal production of caña paraguaya — traditional sugarcane spirit — and rural proximity tourism from Greater Asunción. The real estate market is predominantly rural and countryside-oriented: ranches, country estates, hillside lots, and agricultural properties among the lowest-priced in the country. For the investor and expat seeking tranquility, nature, and low cost at short distance from the capital, Paraguarí represents one of the most authentic and accessible options in Paraguay.
