About Capiatá
Capiatá is the second most populated city in the Central Department and one of the largest in Paraguay, with 236,999 inhabitants according to the 2022 Census, located approximately 20 km east of Asunción along Route 2. Historically classified as a dormitory city of Greater Asunción — the vast majority of its residents work in the capital — in recent decades it has developed its own industrial profile, with industrial parks, manufacturing plants, warehouses, and logistics activity that position it as one of the productive corridors of the Central Department. The population is predominantly young and middle-to-lower-middle class, with a high demographic density. The commercial offer has grown considerably, with shopping centers and supermarkets. The real estate offer is primarily popular residential: homes in affordable and semi-private neighborhoods, low-rise buildings, and construction lots, with price per square meter among the most accessible in Greater Asunción.
