01 Las Mercedes

01 Las Mercedes is a residential project by Vitrium Capital located in the Las Mercedes neighborhood of Asunción, on Av. Padre E. Cardozo, between Tte. Genaro Ruiz and Defensa Nacional. The preliminary design is approved by the Asunción Municipality (File N° 10.198/2023, Resolution N° 12/2023 AP) and includes 62 apartments distributed across a basement, ground floor, 6 upper floors and a shared rooftop.

Units are organized as studios and 1- and 2-bedroom apartments, with total areas ranging from just over 32 m² to nearly 95 m² in the ground-floor units with a private patio. The ground floor includes two units with private patios (UF 002 and UF 003), while the rooftop (floor 7) adds 10 exclusive private terraces, each between 30 and 39 m².

The building offers a rooftop pool and sundeck with panoramic views of Asunción, a gym, a coworking space, a multi-purpose room, a shared laundry area and 25 parking spaces in the basement, plus a ground-floor commercial space and bike parking.

01 Las Mercedes is progressing through an EDGE environmental certification process, with façades designed for thermal comfort, external solar shading, high-performance frames with DVH glass, and automated lighting controls. Units include a home-automation kit for managing lighting and curtains from an app, plus an electronic access lock.

The project is part of Vitrium Capital's "01 Cero Uno" line, a developer with prior projects in Buenos Aires, Montevideo and Miami. 01 Las Mercedes is currently in pre-sale, with an approved preliminary design and no confirmed delivery date at the time of this listing.
