Lambaré is a city in the Central Department with 127,150 inhabitants (2022 Census), directly bordering Asunción to the south and forming an uninterrupted urban continuum with the capital. Its geographic position makes it the natural southern gateway to Asunción, with Route 1 — which connects to Encarnación and the Argentine border — as the main structural axis. The city's profile is dual: industrial in its southern fringe — with manufacturing plants, workshops, and warehouses — and residential in its inner neighborhoods, where middle-class family homes predominate. Along the Paraguay River, the Puerto Pabla neighborhood retains a riverside strip with a municipal beach, recreational use, and still underdeveloped river logistics potential. The commercial core concentrates shopping centers, supermarkets, and services serving over 200,000 consumers within the immediate radius. The real estate offer is varied: family homes, low-to-mid-rise buildings, and industrial lots, all at more accessible prices than northern Greater Asunción.
