Fernando de la Mora is one of the most densely populated cities in Paraguay, with 110,255 inhabitants according to the 2022 Census, located just 10 km east of downtown Asunción in the Central Department. Its urban fabric is compact and practically continuous with the capital, making it a city of constant transit and metropolitan integration. It has a clearly dual character: residential in its inner neighborhoods, with a strong university and educational institutional presence — including branches of several private faculties — and commercial along its main road axes. The Universidad Nacional de Asunción has a presence in the area, as do multiple technical institutes and schools. The real estate sector is predominantly mid-range residential: 4-to-8-story apartment buildings, family homes, and, to a lesser extent, developments with amenities. Prices are accessible compared to northern Asunción, with strong rental demand generated by the student population and workers commuting to the capital. For the international investor, Fernando de la Mora offers a low-cost entry into Greater Asunción with solid rental demand and high population density.
