About Central
Central Department is the smallest yet most densely populated in Paraguay: with just 2,465 km², it holds 1,883,927 inhabitants according to the 2022 Census, representing 30% of the country's total population. It surrounds Asunción to the north, east, and south, together forming the Greater Asunción metropolitan area, home to more than 2.5 million people. It is the nerve center of Paraguay's economy: 51% of the country's industrial plants — 1,558 establishments — are located here, producing processed foods, pharmaceuticals, metalworking, plastics, and textiles. The most important cities are San Lorenzo (home to the UNA campus), Luque (headquarters of CONMEBOL and Silvio Pettirossi International Airport), Lambaré, Capiatá, Fernando de la Mora, Mariano Roque Alonso, Itauguá, and Villa Elisa. Central has the densest road network in the country, with Routes 1, 2, 3, and the metropolitan corridor as its main axes. In real estate terms, Central concentrates the greatest demand and widest range of supply in the country: gated communities in the northeastern corridor, mid-rise buildings in university and commercial zones, industrial lots on the southern fringe, and mixed-use projects along access routes. For the international investor, proximity to the capital, established infrastructure, and the sheer size of the consumer market make Central Department the most liquid real estate market in Paraguay.
